Today I had the pleasure of conducting a 1 time air conditioning tune up on a 5 year old Goodman systems. Upon arrival, the homeowner stated that they had just bought the home and they wanted to address some of the concerns the inspector found and to get an overall evaluation on how the system was doing. The first thing they showed me is that there is no proper location for the filter to be used for the return. The existing filter was in the furnace directly under the blower assembly. They showed me the return vent that was in a coat closet nearest the furnace but didn’t have a filter vent. I recommended a filter cabinet be installed under the furnace for ease of access. I then verified system cleanliness and found the blower assembly and ducts were dirty and in dire need of cleaning. I then verified all amps temps and pressures and found the system inrush (LRA) out of manufacturer specifications. It is not to exceed 77 amps but I read it at 82.4 amps. I recommend adding a hard start k

April 24 2024 Mario P. Introduced myself and Jake to customer. Sat down and talk to customer about tune up she was having today. Asked customer to take me to her t-stat. Turned T-stat to cool. Let customer know that we were going to start the service. Looked at filter. Existing filter was very dirty. Installed new filter gave to by customer. Checked over furnace. I saw no problems. Checked over coil. A lot of the u bends on coil was starting to rust. Went over ac coil. Took off all panels to condenser. Cleaned condenser from the inside out. Cleaned up service compartment on condenser. Put ac unit back together. Checked all components on ac condenser. All components in ac unit were all good. Checked charge on ac condenser. 22APR2024 Jason Brown Arrived for new customer tune up, and full system evaluation. Spoke with homeowner about the systems performance. We’re just moving in, it’s an older system and we’d like it checked over. Cycled equipment at the thermostat. Inspected furnace first. Found the system hardwired with no way to disconnect power. Found blower wheel very dirty and out of balance. This is causing some heavy vibrations. Inspected heat exchanger and evap coil. Exchanger has no cracks, however there is visible rust at the bends. Evap coil is dirty however with this model there is no way to remove the delta plate to clean it. Checked over electrical connections and components. Gas valve, capacitor, HSI and flame sensor are good. Cleaned the flame sensor while I was out. Inspected ductwork I found both supply and return to be lacking. Return comes out to about 420 CFM, and supply is about 800 CFM ( cubic feet per minute. ) attic insulation is lacking as well. Adding insulation will reduce run

Came out to perform preventative maintenance on AC system. Customer met me at the front door and we discussed maintenance being performed today, filters and anything that I can do for her. Customer stated that she had the gate open for the AC in the back, and that she would change the filters inside if I could provide them. Gave customer filters she needed and proceeded to check the AC. Disassembled the AC system and cleaned the condenser coil thoroughly. Inspected the condenser coil, fan motor, compressor, fan motor, contactor, capacitor, electrical connections and overall condition of equipment. Found contactor pitted and wearing out. Customer cycled system on from thermostat and I checked amps, temperatures and pressures of the system. Found unit had high start up amps, reading 127 and the Lock Rotor Amp limit on the compressor is 130. Considering the age of the equipment, I highly recommended customer add a hard start kit to the system to help reduce the amps on start up. Customer

05APR2024 Jason Brown Arrived for white shield summer tune up service. Spoke with Tiffany about the systems performance. The AC is only about 2 years old and we haven’t ran it this season. Towards the end of the year last year it turned off with a clunking noise several times and I’m not sure if it’s bad or not. Homeowner turned the AC on from the thermostat. I inspected the coil, blower motor, wheel and drains in the attic. Then washed the condenser coils and cycled the system back on. I inspected the compressor condenser fan and all components at the AC. I found the compressor to be healthy, and did not hear the hard stop or clunk when cycling power. I did however find the AC is under a patio, it has an opening allowing the AC to breathe however due to the location this may cause your capacitors to fail at a faster rate. I also found the drains to not have a clean out. Explained findings with homeowners. System is working properly at this time. Left filters with homeowners.

Blue shield club shield. Joe(JC)R. 04/01/2024 Performed full system evaluation and safety inspection. I arrived to perform the customer’s annual AC maintenance. The customer didn’t have any questions for me and said everything was in good working order. I went and checked the furnace and blower, overall the first was in good shape, but the blower motor capacitor is beginning to go weak, and should be replaced sooner than later. I also washed out the condenser and checked the refrigerant charge. Overall systems was in good shape, and I change the filters for the customer and gave estimates for replacing the capacitor both with a standard one and a mini turbo capacitor with a five year warranty. I also gave estimates for search protectors, and a hard kit to help cut down on repair cost, and with the hard start hopefully extend system lifespan.

Came out to perform preventative maintenance on AC system. Discussed with customer about maintenance being provided today, filters, and any issues with the system currently. Customer stated that the filters needed to be changed and they know this system may need refrigerant again this year. I changed the filters out for customer. Inspected the blower assembly, motor, capacitor, evaporator coil, drain and overall condition of equipment in closet. Found oil residue on evaporator coil and made customer aware of the leak in the coil. Washed condenser coil thoroughly. Inspected the compressor, fan motor, capacitor, contactor and electrical wiring. Found minor issues with wiring that I fixed for customer. Cycled the AC on and checked operation, amps, temperatures and pressures. Found system running at a 42 degree superheat and based on my calculations, system needed to be running at 21. I arrived for a new customer system replacement opportunity. The homeowner showed me the location of the indoor and outdoor system and I found the system to be short on duct work but we did not want to address the duct work. I also found the location of the condenser to be n a spot to where the new system size increase will block the airflow of the new system or block the clean out or water valve if the system is installed in the same spot. I offered to relocate the system to the other side of the garage door at no additional cost and for us to run flex line to power the new condenser but explained how it will look with us using flex line vs having a electrician come out to install ridged electrical lines. Our system will come with a 10 year parts warranty and a 2 year labor warranty. We will relocation the system and run a line set with the system regardless of the homeowner decides to relocation the condenser.

Jake K. I arrived for a previous customer no cool call. I first spoke with the homeowner and we discussed the diagnostic fee and that I would need to see the indoor and outdoor system. The indoor system was not accessible at this time. They let me inspected the outdoor system first and they started to clear out a path for me to inspect the indoor system located in the garage. I checked the filter and found it to only be one 14X30X1 filter for this system and found the filter to be clean it the filter is bowing in due to the duct work being undersized for this system. This is a downflow set up with the supply duct in the foundation of the home. I found the outdoor system to have a dirty condenser and the condenser fan motor to be running but my pressures were equal from the high side to low side. I then pulled the power on the disconnect and found the capacitor to be completely depleted. I then pulled the condenser fan off to touch the compressor to see if the compressor was out on over

The customer didn’t have any questions for me and wasn’t interested in having the hot water tank flushed. I didn’t went ahead and got started with the maintenance on the seven-year-old system. The system was in good shape and everything was working well and I didn’t see any issues. I also change the filter for the customer. The customer didn’t have any questions for me when I arrived and said that everything had been working well. I didn’t wanna start with checking out the heater. The furnace was an overall good shape and I checked the heat exchanger and blower along with all the heating components and safeties. All the ones I check were in good shape but I did find that the blower motor capacitor was just barely out of tolerance by a 10th of a MFD. I also found that the evaporator coil is somewhat dirty and in need of a cleaning in the near future. Other than that the system was in good shape. I did recommend that since the system is 11 years Old now that the customer might want to think about getting some search, protectors to prevent any potential damage from search protectors now that the warranties have expired. White shield club heating maintenance. Joe(Jc)Ritchal. 02/07/2024 Performed full system evaluation and safety inspection. I arrived from the customers annual heater maintenance. The customer said he thought his heard some rattling but I couldn’t find any sign of that while running either the AC or the heater. When I checked over the heater it was in good shape and working well it is only three months old so that is to be expected. I also checked the refrigerant charge in the system which was good and didn’t need any adjustment. I changed out one of the customers filters but I did not have enough 12 x 12 filters so need to bring out some extra ones for him next time.

Today I had the pleasure of maintaining a 18 year old Goodman furnace and condenser unit. Upon arrival, the homeowner stated that the systems had been working fine but is they understand the system is aged and the thermostat is not working properly. Upon visual inspection, I found the thermostat reading Celsius rather than Fahrenheit. Homeowner stated they have had multiple techs take a look at it and no one has been able to fix it. I pulled up the technical manual for the thermostat and found the circuit board had a switch that needed to be adjusted. I also found the blower wheel and evaporator coil severely dirty and congested with pet hair. blower wheel and housing dirty and in need of cleaning. I also found excessive rust on the evaporator coil. I then verified all amps, temps, and pressures. Came out to call to do an inspection of a furnace for repairs or replacement under home warranty claim. Checked system over and found multiple issues with the system. Initially, I couldn’t get the furnace to cycle on due to some burnt wiring in the burner compartment and wiring harness melted. I managed to get the inducer motor to work for a little bit, but it’s not functioning properly. The pressure switch is also stuck open and will not close without a good amount of negative pressure. The blower capacitor is at less than 50% capacity (6.1/12.5). Blower motor is over amping and in rough shape. Couldn’t locate a failure in the heat exchanger on initial inspection but it does have some hot spots. System is extremely dirty. Overall most of the components are needing replacement, and the wiring harnesses may not be available because of age of the furnace.
